What waiting actually costs
Rent paid while waiting is gone. Home prices in most Twin Cities and western Wisconsin markets have risen over time, so the house you wait for may cost more. And if rates do fall, buyer competition typically rises with them.
You can change your rate; you cannot change your purchase price
If rates drop meaningfully after you buy, refinancing is a well-worn path. Your purchase price, however, is locked forever. That asymmetry is why "marry the house, date the rate" became a cliché — because it is often true.
When waiting makes sense
If your credit is actively improving, your income is about to change, or your savings are thin, a few months of preparation can be worth more than any rate move. Jordan will tell you that directly.
How to decide
Run the payment at today's numbers. If it fits comfortably — not barely — the rate environment is not a reason to wait. If it does not fit, no rate drop is likely to fix that; the plan is.
